I had the same problem with my gardenias. This could be caused either by whiteflies who lay eggs that suck juices out of the plant. If not stopped leaves will turn yellow and drop from the plant. This can be prevented by spraying with dormant oil in fall. I finally got rid of mine after spraying everyday with soap and water. White spots on undersides of leaves could also be scale.
